Overview 

 

Boca Chica Resorts Limited, a development and in-house construction company, is seeking $55 million of equity/debt to complete phase I development of La Sirene Resort, a luxury resort development located on Ambergris Caye, Belize, C.A. Expansion phases (II, III) totaling $110 million additional equity/debt.


Development includes 200 luxury condominium units with water views for sale & luxury brand name hotel with 315 rooms


Resort will have a 1,000-person conference center, hotel helipad, marina, boat yard and 4-story golf cart parking


Located just steps away from Tropic and Maya Air in San Pedro Town – located on the tip of the southern peninsula, LaSirene will have the best unobstructed views of the Caribbean

Belize’s overreliance on tourism has led to the government partnering with the private sector for marketing initiatives


Demand for branded hotel rooms has been increasing by an average annual compounded rate of 6.8% (while room supply is only increasing by 3.6% per year)


Belize is home to the world’s second largest barrier reef – 54% of tourists indicate the reef is their primary reason to visit Belize


42% of tourists enjoy visiting the cayes (islands)


Greater Belizean lodging market is currently oriented to the budget traveler

• Market is undersupplied in the branded hotel category

• Market is undersupplied in mid-sized to large lodging facilities (less than 1.5% of properties contain over 50 rooms)
